To choose a free mortgage calculator in Quebec, first check that it is in French, needs no sign-up, includes Quebec transfer duties and shows its assumptions. Verified on 2026-10-13. QuebecTaux publishes this ranking and appears in it. We applied the same criteria to everyone. Each tool is a real page we opened, and we describe only what it shows, with no subjective score and no quoted rate. The ranking adds up five public criteria, detailed in the first section. A calculator gives an informational estimate, not an approval or a rate offer. Only a lender or broker can confirm financing.
How we rank
Each tool earns one point per criterion its page shows on 2026-10-13. A criterion the page does not state earns no point, which does not prove it is absent. Here are the five criteria: (1) no sign-up or login mentioned to use the tool; (2) interface available in French; (3) Quebec transfer duties (welcome tax) calculated in the tool; (4) assumptions or limits of the estimate displayed, with an informational notice; (5) at least four distinct mortgage calculations (payment, borrowing capacity, renewal, early-repayment cost). Ties are ranked alphabetically, with no weighting or subjective score.
1. Banque Nationale
The page groups five tools in French: how much you can borrow, payments, rent versus buy, early-repayment fees and upcoming payments for a renewal. The legal notice says the calculator is for illustration only and that the loan agreement is subject to the bank's approval. The page does not mention transfer duties. Link: https://www.bnc.ca/particuliers/hypotheque/calculatrices.html. Score on our criteria: 4/5.
2. QuebecTaux
Our mortgage calculators are in French. They cover payment, borrowing capacity, renewal, down-payment insurance, refinance break-even and Quebec transfer duties, with the mandatory informational notice. Criterion not met: we have no early-repayment cost calculator, so we reach only three of the four calculations in criterion 5. Link: https://quebectaux.com/fr/hypotheques/calculateurs. Score on our criteria: 4/5.
3. ACFC — Outil d'évaluation d'admissibilité à un prêt hypothécaire
This tool from the Financial Consumer Agency of Canada asks for property value, down payment, rate, gross income and expenses. It then compares the GDS and TDS ratios with 39% and 44% thresholds. The page says the calculations are examples only and carries a 2019-03-01 date. Link: https://itools-ioutils.fcac-acfc.gc.ca/MQ-HQ/MQCalc-EAPHCalc-fra.aspx. Score on our criteria: 3/5.
4. Ratehub — calculateur de paiement hypothécaire
The page is in English, with a linked French version. It calculates the payment, CMHC insurance, cash needed at closing and land transfer tax, with applicable rebates. It says its calculators are free with no obligation to buy. Optional rate offers appear on it. Link: https://www.ratehub.ca/mortgage-payment-calculator. Score on our criteria: 3/5.
5. ACFC — Calculatrice hypothécaire
The tool calculates the regular payment from amount, rate, amortization, term and prepayments. It produces an amortization report and estimates interest savings. The page mentions no sign-up and shows a 2019-03-01 date. Link: https://itools-ioutils.fcac-acfc.gc.ca/MC-CH/MC-CH-fra.aspx. Score on our criteria: 2/5.
6. CalculQC — calculateur hypothécaire
The tool calculates the payment from price, down payment, rate, amortization, frequency, term and prepayments, with charts and the end-of-term balance. The page states it does not calculate the welcome tax and points to a separate calculator. Link: https://calculqc.ca/hypotheque/. Score on our criteria: 2/5.
7. Desjardins — calculateurs hypothécaires
The page presents four calculators in French: how much to borrow, payments, required amortization period and mortgage penalty. It mentions neither transfer duties nor a renewal tool, and indicates no login to use them. Link: https://www.desjardins.com/fr/hypotheque.html. Score on our criteria: 2/5.
8. nesto — calcul de versements hypothécaires
The page, in French, asks for price, down payment, amortization and frequency. It then shows the payment, CMHC premium, principal-interest split and yearly balance. It does not say whether sign-up is required. Link: https://www.nesto.ca/fr/calculatrices/calcul-de-versements-hypothecaires-desjardins/. Score on our criteria: 2/5.
9. RBC — calculatrices hypothécaires
The page lists in French payments, borrowing capacity, early-repayment costs, rent versus buy and a property value estimator. It mentions no renewal calculation and no transfer duties. Link: https://www.rbcroyalbank.com/fr/hypotheques/mortgage_calculators.html. Score on our criteria: 2/5.
10. SCHL — calculateurs pour l'achat d'une habitation
The page offers four tools: mortgage payments, mortgage insurance premium, borrowing capacity and debt amortization. The tools are visible without logging in. Login is only offered to save results in "My file". Link: http://www.cmhc-schl.gc.ca/fr/fr/calculateurs. Score on our criteria: 2/5.
Disclosure
QuebecTaux publishes this ranking and appears in it. We applied the same criteria to everyone. QuebecTaux is not ranked first, and criterion 5 shows where our own offering is incomplete. No tool paid to be listed here. Pages were opened on 2026-10-13. They change, and a criterion a page does not state may exist elsewhere on the tool's site. Use the contact page to tell us about any correction.
Quebec scenario: pick the tools before you visit
A Laval couple prepares a first purchase offer. They use a borrowing-capacity tool to set a range, a payment calculator to test several down payments, then a transfer-duty calculator so the welcome tax is not forgotten. No single tool covers everything. The couple therefore notes each tool's assumptions and compares results using the same inputs. The figures remain informational estimates. They bring them to a broker to be validated.
